May Home Sales Down for Cache County
Surprisingly, home sales in Cache County declined in May compared with April. There were just 73 homes sold that were listed on the Logan MLS. This is also down 38% compared with May of last year when 118 residential homes sold.
The median price of homes sold during May was $165,000, the average sold price was $180,114. A large percentage of home buyers right now are first time buyers, and they are purchasing the more affordable homes. Overall, for the homes that are selling, prices have been fairly stable in Cache Valley.
Cache County currently has 816 residential homes for sale. The median list price of these homes is $209,000 and the average list price is $265,366 far more than the average prices homes are selling for.

Cache County Real Estate Inventory by Square Footage
I decided to run some numbers, to see if there was a noticeable housing slump in different sized homes rather than just price ranges. Sure enough there was. Bigger homes in Cache County Utah definitely are having a lot more time selling.
This Graph Shows the comparison between homes sold over the past six months, and the number of homes on the market in each square footage category. Cache County Homes between 1500 and 2,500 square feet clearly are selling the best.
It's definitely not a good time to have to sell homes bigger than $4,000 Square Feet in Cache County.
